Permits: Owner shall pay for cost of permitting this project.  Awarded bidder is responsible for any contractor license fees required for them or their subcontractors to conduct work within Lake County.  Compliance with the terms and conditions of Lake County’s permit (including recycling/solid waste diversion) is also passed on to the bidder.   

Appin Sheets BAS-1 to BAS-4 Clarify relationship of ALC Chicago:  It is the intent of this solicitation that all tasks noted as being performed by ALC Chicago are included within this bid solicitation and are the contractual responsibility of the bidder. The Depke Juvenile Complex BAS systems operates on a Web-Ctrl operating system, bidder shall include all costs associated with interfacing with this system.
Appin Sheet BAS-2: Amend note 1.10.2 to add the following statement… “There is no requirement to provide a UPS for the RTU BACnet controller because the controller will get its power from the RTU single point of electrical connection.  The UPS for the BACnet Interface Device for the AC Ductless Split units is still required.”
Appin Sheet BAS-4: Bidders shall use the RTU Diagram contained on EXP plan set sheet M601 in lieu of RTU Diagram shown on the insert of Appin plan set sheet BAS-4.

DLR Reissued Addenda #1 Plan Sheets (entire set): Revisions include call out on: tapered roof insulation, roof curb replacement, downspout location, dimensioned scale, and flashing required in association with structural steel revisions.  


EXP Reissued Addenda #1 Plan Sheets (dated 6-29-18): Modifications include: Structural support and architectural elements for RTU’s; modification of split system units, on roof ductwork, ancillary work associated with interior ductwork installation. 

Roof Core Report: Please find attached LC’s Roof Core Report dated April 10, 2018.   


Site Utilization Plan:  This plan is being provided as a courtesy to the bidders and represents possible site utilization scenarios.  Contractor shall include all costs to complete work as identified within this bid regardless of which access points are available for their use.

Q: Is this intended for a GC and/or Roofing Contractor to bid prime? 

A: The County believes this bid solicitation will require several distinct trades be coordinated in a very controlled manner in order to implement the scope of work without disruption to the facility and that this work is typically done by a general contractor.  Please note bid submission requirements section item C “Firm Qualifications” and item D “Firm References”.   The bidder shall clearly demonstrate comparable project experience in terms of total project value, project complexity, and comparable trade subcontracts.   Contractor shall demonstrate experience as the prime contractor of similar projects in excess of $900,000.    Inadequate qualifications and references may prevent a bidder from being deemed “responsible” and be grounds for rejection of the bid.
